Should I Paint the Inside and Outside of My Home Before I List it?

Tough question! My answer to that is…it depends. First impressions are very important in selling a home. Curb appeal is right up there at the top of the list to improve if it is substandard.
Often, if I pull up to a home with buyers in my car and if the curb appeal is not up to par, the customer automatically assumes that there are other things wrong with the home. If we start off on the wrong foot, typically the buyer will not view your home as they would if the curb appeal is good. A fresh coat of paint goes a long way and just may get a buyer to pay you a little extra. If the home already has good curb appeal than it may not be necessary to paint unless the color is not something neutral. It is surprising how many people cannot see past the “color.” A good power washing and a trimming of the bushes are always recommended.
A fresh coat of paint on the interior could result in a faster sale as well. If the home looks like it is well taken care of, buyers are more interested especially if they know that they don’t have to paint before they move in. Some nice neutral warm tones soften the rooms and make them more appealing to a buyer. It can also make the rooms look bigger than dark colors. If the paint is dingy and dirty, or dark and loud, buyers are reducing the offer price in their head, thinking that they will have to spend X amount on paint right off the bat.
In my opinion, if the inside or outside needs a little face lift with paint, it will be money well spent when it comes time to sell. Buyers are looking for value and they see fresh paint as a value and could view the home as being well taken care of.
