The aluminum soffits on my home are looking a little rough. I am considering replacing the aluminum soffits, fascia and gutters because they have faded so badly, and there is green all over them. However, I also want to paint the exterior of my home soon. What should I do first, paint, or replace soffits, fascia and gutters?
My recommendation is if your aluminum fascia, soffits and gutters are not damaged at all, then there is no reason to replace them. There is another alternative to replacement, they can be painted very easily, and there no limitations in color. As you can see in the two photos attached, how nicely a fresh coat of paint looks on the fascia, gutters and soffits.
Before we begin painting the exterior of a home, we always pressure clean stucco, soffits, fascia, gutters and downspouts. When we pressure clean, we always use a bleach and water solution to remove all dirt, algae and mildew. Usually after we pressure clean the soffits and fascia and gutters these surfaces look 100% better. After they are cleaned, I then ask the homeowner if they would like these surfaces painted. I always give the homeowners a line item price to have these surfaces painted, and they can then make that decision after the home is cleaned.
If they decide to have them painted, we always apply a chalk sealer to the surface to seal in the chalky surface, once dry we spray paint the gutters, fascia and soffits using Sherwin Williams Duration in a gloss finish.
As you can see in the one photo that is attached, how we protected the rear lanai with plastic and drop clothes to contain the overspray.
