I am thinking about selling my home in the near future, however I need some advice as to what is important as far as painting, to give my home more appeal to potential buyers. What is more important, the interior or the exterior of the home.
I am going to answer your question in two parts. First the exterior of your home, then the interior of your home.
While you are going through the process of fixing up your home, walk around your home’s exterior and look for mold growing on the stucco, make sure you have no rotted wood at your fascia, and make sure your gutters are draining well.
Remember...potential buyers are going to criticize a home’s interior and exterior, to get you to lower your price, which is why it is important to make sure your home’s exterior is in decent shape.
The most important thing to remember is that first impressions of your home are the most important impression that you make of a potential buyer. This starts with the front of your home and your home’s rear lanai. Making sure your landscaping is cleaned up, grass is cut weekly, or maybe your home may need a freshening up with a new exterior paint job, a little touch up, or maybe just painting your front door in an accent color. Your front door is the focal point of your home.
Possibly put a nice flower arrangement near your front door to add color.
My wife and I like looking at some of the newest ideas for decorating, so we sometimes go to look at model homes.
The one thing I have noticed when going into a neighborhood that is about 3-5 years old is that the exterior paint job on the homes we look at has faded, landscaping is dull, the grass in the front yard is brown and it does not have good curb appeal. It is not only important to make sure your home is in good condition and not have these issues, but also to have the same thought process when looking to purchase your new residence.
These are some relatively new neighborhoods in Southwest Florida, like Valencia Trails Naples, Village Walk Bonita Springs, Valencia Bonita Springs, and Wild Blue. It looks like the once the new homeowners purchased the home from the builders and moved into the home but never maintained the home. Which is not good for resale. This being said, some one putting an offer on a home like this may want an allowance for exterior painting and new sod. You do not want to be the homeowner that is selling a home and giving back an allowance.
A crucial factor to remember when looking to purchase a home that is under 5 years old, the builders like Pulte, Lennar, and GL Homes all cut corners on its interior and exterior paint that is used. The cheaper the paint the quicker it fades. There are many homes in Wild Blue, Bonita National, Stone Creek, River Creek, Preserve at Corkscrew, Corkscrew Shores and Corkscrew Estates that are not very old neighborhoods, however they are in dire need of an exterior painting, and depending on the size of the home it could cost a lot of money to repaint the homes exterior.
