Peeling Paint on Walkways
In a recent blog dated May 15, we talked about properly painting a pool deck, garage floor or driveway. Many homeowners either do the painting themselves or hire the lowest priced contractor to do the work. After doing so, they find that they have made a severe mistake because now the paint is peeling off. Recently, we did a job at a local church where a painting contractor painted all of the walkways without acid washing the decks, and now the paint is peeling off.
As we’ve done before, we used Pete from Sandman Sandblasting to sandblast all of the walkways down to the bare concrete to give us a good porous surface to apply a new coat of stain. One of the facts we learned from Pete was that if a floor of any kind is painted with latex paint, sandblasting the floor will not remove the latex paint and will damage the concrete. If a painting contractor is going to use a latex paint on your floor or deck, do not allow them to do the work. Stains should be applied to floors, but only after acid washing the floor first. Even after it is acid washed, it must dry for at least 4 days before applying the stain.
In the pictures in this blog you will see Pete sandblasting the walkways, removing the existing coating, so Ron's Painting can pressure clean, acid wash and apply two new coats of stain to the walkways. Ron's Painting either uses H&C Concrete Stain sold by Sherwin Williams or if we are painting over an existing coating that has good adhesion, but the homeowner cannot show me what was previously used, we go to Glidden Paint and purchase a product they carry manufactured by Anvil coatings called Grip Tite. We apply this as a bonding agent, allow it to dry overnight, then apply two coats of Glidden Ground Works acrylic stain as a top coat. The Glidden Ground Works is also manufactured by Anvil, but is private labeled for Glidden Paint.
