When Should I Paint My Home?
"Our condo is in the Florida Keys on the water...When is the best time to paint our building? Is summer too wet? Should we paint every 7 years?" –Amber, Key Largo
Good question. It’s always important to consider the weather when painting a home. I would say you can paint the exterior beginning in March. The weather in the Keys is a little warmer than the Fort Myers area, so there is more leeway. Here in Southwest Florida, I try to avoid painting in January unless it stays above 55 degrees at night. Also, the dew comes in early evening and keeps the building wet, usually all night into late morning.
The summer isn’t too wet, as I paint home exteriors during these months quite frequently, so you should be good to go during that season as well.
As far as seven years is concerned, there isn’t a hard and fast rule about painting every seven years. The main factors in determining when you should paint are Mother Nature, the quality of the paint, how well you maintain your building, how the building was painted, and the paint color itself. Once the paint begins to fail – when you can wipe your hand on the walls and see a chalky substance on your hand, or when you see peeling paint – you should begin painting again.
On average, my painting projects last seven to 12 years, depending on the color chosen. I would definitely use a premium grade of paint on the exterior of a home in the Keys, like Sherwin Williams Resilience, Duration, or Emerald.
